What is Build-to-Rent?

A Build-to-Rent scheme is a purpose-built development exclusively available for renters. Arbour has been designed with you in mind; we strive to accommodate the wants and needs of all our residents, at all times. This new and exciting way of hassle-free renting enables us to offer professional management, exceptional onsite amenities, and resident-focussed events alongside top-quality apartments and high-specification furnishings.

Where are we located?

Arbour is ideally situated just a short 10 minute walk, or a 3 minute cycle ride, from Milton Keynes station with an abundance of bars and restaurants just around the corner.

Our address is 299 Silbury Boulevard, MK9 1NG on the corner of Silbury Boulevard and Witan Gate.

Are you pet friendly?

We certainly are and we can’t wait to meet your furry friends! We ask that you review the Arbour pet policy to make sure that you understand the expectations of our pet owners.

How do I book a viewing?

Our beautiful show apartments are now open for viewings. We can offer you both a virtual or an in-person tour, just let us know via the enquiry form on the contact us page to specify which you would prefer. Our dedicated leasing team are more than happy to help answer any of your questions and show you around your potential new home so that you can experience living at Arbour.

Can I pick which apartment I live in?

Absolutely, we want you to live where best suits you! Whether that’s a top floor apartment with jaw dropping views over the city or one close to our tranquil terraces available throughout Arbour, we will try our best to meet your needs. Arbour is a brand new development therefore there’s a broad variety of studio, one, two and three bedroom apartments available to rent. Get in touch now to reserve your dream apartment.

How do I reserve an apartment?

All you have to do to make this happen is let us know which apartment you’d like to rent, complete an application form and provide identification documents. We will review and if we have everything we need you will be asked to pay a pre-tenancy application charge equal to one weeks rent. This will enable us to hold your selected apartment while you go through our application process.

Would I qualify to rent one of your apartments?

At Arbour we welcome professionals, families, and students. You (and your flatmates, if applicable) need to be earning altogether, before tax and not including bonuses or commissions, 30 times the monthly rent in order to rent one of our apartments.

Student residents must be able to provide a UK-based guarantor, be able to pay rent in advance (subject to conditions) or be in receipt of government sponsorship. If unsure, please ask the team to provide you with a copy of our referencing criteria and they can talk you through it All residents aged 18 or over will need to provide suitable Right to Rent documentation further details can be found here.

What documents do I need to provide to put forward an offer?

You will need:

  1. A completed and signed application form (which the onsite team will provide you with when you advise them that you would like to make an offer).
  2. Photo ID for every tenant, permitted occupier and guarantor. ID should take the form of a valid passport, driver’s license or a BRP card if you are not a UK citizen. Please note that whilst photocopies are acceptable to proceed with your offer, the original documents will need to be brought to site and provided to the site team at check in to verify your ‘Right to Rent’ in the UK.
  3. Proof of address, dated within the last three months, for every tenant, permitted occupier and guarantor.
What is Discount Market Rent (DMR)?

We have a limited number of studio, one and two bedroom apartments available at a reduction of the market rent. All residents will still have full access to all our amenities and all resident events, fitness classes and any other perks.

Can I rent a car parking space?

There is onsite car parking, subject to availability, including accessible and electric bays. Please get in touch with a member of the Arbour team to confirm if there are spaces are available.

Can I rent a car?

Yes! We have an on-site bookable car for all residents at Arbour to make use of.

For those who prefer travelling on two wheels we also have a selection of bikes available for hire too.

Do I have to pay extra to use the gym?

Our brand-new, state-of-the-art gym is free for all residents to use, and we will be hosting regular fitness classes.

Will my apartment be furnished?

Yes, we have a variety of one, two and three bedroom apartments available to rent with furnished or unfurnished options, to suit your style of living.

Do I arrange and pay my own utility bills?

Water, electricity and council tax will be payable separately, although we will be happy to advise on supplier information and how to set up your accounts.

What’s the internet speed?

There is ultra-fast broadband pre wired in every apartment with speeds up to 250mbps and is £15 pcm. There is uber-fast broadband available of up to 1gbps for an additional cost. You’ll be pleased to hear Arbour has a Platinum WiredScore certification rating.

WiredScore is an international digital connectivity rating scheme for real estate and reflects both current and future connectivity potential. Platinum is the highest rating possible meaning that you will be future-proofed for your internet connectivity at Arbour for years to come. Can I store my bike?

We have free-to-use designated storage areas for bicycles at Arbour, located within the basement car park with controlled access and CCTV coverage.

What amenities are there at Arbour?

We have a wealth of incredible amenities here at Arbour for residents to enjoy. Live a life of leisure and take advantage of the orangery, private dining suite and games room or work collaboratively or alone in our co-working space with free ultra-fast broadband throughout, bookable meeting rooms and video calling pods. More active residents can make use of our spacious onsite gym and fitness studio featuring the latest technology.

In the warmer months you can enjoy over an acre of outside space at either our courtyard garden, the meadow, wellness terrace or sunset terrace on the 13th floor. The perfect place to enjoy some outdoor fresh air or to catch some rays in the sunnier weather!

Will you take parcels in for me?

You will never need to worry about being home to collect a parcel, our secure parcel room allows couriers to deliver parcels without the need for you to be in. You will be notified through the Arbour app when it arrives, and these will be stored securely ready for you to collect whenever convenient.

Will there be community events?

Absolutely, we pride ourselves on creating a welcoming community here at Arbour. We’ll be hosting regular resident events where you can mingle with fellow residents, ideal for those who are new to Milton Keynes. Typical events will include breakfast mornings, pizza making and outdoor yoga on our 13th floor sunset terrace just to name a few!

Once you have moved into your new home, there will be additional information and finer details available on the app regarding our upcoming events and booking schedule.

Am I allowed to smoke or vape in my new apartment?

Smoking and vaping are not permitted in your apartment, or any of the internal or external communal areas.

How long will my tenancy be?

The shortest contract we offer is 12-months. Longer tenancies are available, if you are looking for a specific length speak to the Arbour leasing team.

What are the sustainable benefits of living at Arbour?

Arbour has been designed with sustainability in mind:

Green Space: with over an acre of green space across the courtyard and roof terraces, residents can enjoy access to nature, promoting biodiversity within the community.Renewable Energy: The presence of photovoltaic (PV) panels supplying renewable energy to communal spaces reduces the reliance on non-renewable sources, lowering carbon emissions.

Energy Efficiency: All apartments have an Energy Performance Certificate (EPC) rating of B, indicating high energy efficiency. This translates to lower energy consumption and the possibility of lower energy bills for residents.

Air Source Heat Pumps: The hot water systems in the apartments utilise air source heat pump technology, a sustainable alternative to traditional heating systems, reducing the reliance on fossil fuels and promoting environmental sustainability.
